Building a community on “the quarter-acre block”

Back in the ’50s every kiwi wanted their ‘quarter acre block’. Fast forward 70 years and the needs of New Zealanders are changing. But ensuring every kiwi has a quality, affordable home is the whole ethos behind these latest social housing units.

“I like the idea of social housing providing people that are perhaps less fortunate or in need of housing with a roof over their heads. We aim to provide healthy, well-thought through homes that are also low maintenance and affordable,” says Adele Loveridge, Managing Director.

The key is adding character and maximising space

Clever design and practical building ideas can add a lot of character to affordable housing and give each person a sense of their own personal space.

The overall design connects all 23 one-bedroom units with brick veneers providing a quality terraced look. Each unit is just 40 square metres but little touches, like adding a balcony, extend the space and overall aesthetics.

Meanwhile in the back yards, the fencing is is of a height to provide privacy, yet connecting doors enable the occupants to catch up in the community space which has planter boxes for herbs.

But the stand-out for the team is the instant turf. “We decided to price up instant turf to put in and this made a big difference. Grass just takes too long to grow and turf is low maintenance so is cost effective in the long run.”

From start to stop to start again in under 12 months

Starting with a bare section of land, Loveridge Builders were able to turn this project around in a year, on time and on budget - and that’s with the Covid curveball thrown in which meant delays with lockdown and pressures on supplies.

Experience made all the difference.“ This is our third social housing development for Mark McConnel and all-in-all we have done six large scale developments like this, ” says Mike Loveridge. With a team of 20 builders they were able to pour on resource and longstanding loyalties came to the fore.

A quick stop at Placemakers 10 years ago, to pick up a box of nails, led to the beginning of a mutually beneficial relationship with the company, who have now become Loveridge Builders’ major supplier.

The Loveridges say that means an ongoing level of good service where products are delivered on time and under warranty. This has built the solid foundation essential to completing full contracts on time and to budget.
